Orama Design & Build Ltd is a design-led renovation company based in Hertfordshire, working across London and the surrounding counties. We plan, design and build calm, considered homes with one team from start to finish.
Orama means vision
One vision, carried carefully from idea to finished home.
Orama comes from the Greek word ὄραμα — meaning vision, or dream. For us, that vision is not only how a finished space looks. It is how the project is planned, how clearly decisions are communicated and how naturally the completed home supports everyday life.
By keeping design thinking and construction delivery inside one accountable team, we protect the ambition of the brief through every drawing, decision and site visit — with fewer handovers and clearer responsibility.

Orama is led by Costas Joannides, an experienced builder with a practical, detail-focused approach shaped by a lifetime around construction. Growing up in North London and learning the craft alongside his father, Costas developed the direct, hands-on style that still guides every Orama project today.
Costas remains close to the work — helping clients understand the options, resolve decisions early and maintain quality throughout the build. The result is a more joined-up process, with the same person accountable from first conversation to final handover.
